+/-110 Acres of Almonds consisting of: +/-51.5 Acres of mature, Nonpareil/Monterey/Fritz Almonds on Nemaguard Rootstock. Trees were planted in 2006 at 22′ x 18′ spacing. These trees have a five (5) year production history of +/-3,050 pounds per acre. +/-58.5 Acres of Nonpareil/Monterey Almonds on Bright's Hybrid Rootstock. Trees were planted in 2021 at 22′ x 16′ spacing. +/-120 Acres of Open Ground: The open land was previously planted to almonds. Both blocks were removed, ground, and reincorporated in 2021/2022. The north block was farmed to dry-land oat hay in 2022 and the south block was used for district water recharge in 2023. Property is located in Lindmore Irrigation District and part of East Kaweah GSA. There are four (4) wells on the property that produce a combined +/-3,009 GPM. There are also two (2) reservoirs on the property - each with a 40 HP Booster Pump and five (5) sand media tanks. The mature almonds are irrigated via Micro-Sprinkles and the young almonds are irrigated via Dual-Line Drip. There is one (1) +/-1,500 sq. ft. home that was built in the 1960's.
